A survey carried out by a qualified Chartered Surveyor will provide you with the advice you need to make an informed decision about whether to proceed with the purchase of your prospective new property.

KPI provides two levels of service that make up a Home Survey. Depending on what type of home you're buying, you'll need one of these surveys.

RICS Homebuyer Reports

When you are buying a house, it is usually the biggest investment you are going to make. It makes sense to have it professionally appraised to make
sure you aren’t buying some nasty surprises, or paying over the odds. Whilst your building society may send out their own valuer to advise them,
his report is not detailed and his liability to you is not so clear.

Having your own home buyers report gives you an independent opinion on the property’s value and will highlight any urgent or significant defects. Though not as detailed (or as expensive) as a full building survey, it is your easiest way to ensure that you haven’t made a big mistake.

Property Valuation

Accurate property valuation remains the keystone to many transactions. The Royal Institution of Chartered Surveyors publishes detailed guidelines for all types of valuation in order to ensure high standards and we work with these at all times.

We have the capacity to provide reasoned analysis of all the standard agreed forms of valuation from a single house through to a property portfolio including commercial and agricultural property in addition to various types of land. This can be either on a Market Value basis or as more complicated formats depending on the type of property and instruction.

Almost all property transactions relate back to value and the provision of good and reliable advice is essential. At all times, but especially when the property market is unstable, a tried and tested approach to valuation is absolutely essential if a proper and accurate value is to be determined.

Building Surveys

What is it?

A Residential Full Building Survey report is a specialist report on the construction and condition of a building.

It identifies defects, drawbacks, potential problems and any necessary remedial work, which may enable you to negotiate or withdraw your offer.

When would I need one?

Even if you have arranged for a Mortgage Valuation Report,
it is still advisable to arrange for a survey to be carried out by your own surveyor – the Mortgage Valuation Report is prepared for the lender not the purchaser.

You cannot therefore rely upon a Valuation Report to answer the questions that only a more detailed building survey by a local surveyor will provide,
it is therefore prudent to have a survey carried out by an independent surveyor. Our report will not include a valuation.

A Building Survey Report is especially recommended if the property you are purchasing is:

Older
Clearly in a deteriorated condition
Large or complex
Converted or altered
Over two storeys high
